Planning a house according to individual needs can take several months. Much depends on how complex the building will be and whether we use the services of a single architect or a large planning office where the architect can count on the support of other employees. Individual designs for residences, houses, or offices are created in several steps:
Step 1: Discussing the investor’s needs and expectations
First, the architect finds out about the investor’s expectations, needs, and goals. An important point is, of course, the budget for the construction project. The planner also asks questions about details in order to get a comprehensive picture of their client’s expectations. It is worth noting that cooperation between the planner and the investor takes place in almost all stages of planning to ensure that all solutions satisfy the investor.
Step 2: Analysis of the map for planning purposes
The architect analyzes the nature and conditions of the building site. A map for planning purposes is sufficient for this, although in many cases the author of an individual design will first want to visit the building site in person. The architect may also commission a geotechnical survey to check the water and soil conditions. An individual house project is created for a specific building site.
Step 3: Concept design
First, the architect creates a concept design that includes numerous visualizations, which the investor can use to review the final result. The investor can also familiarize themselves with a detailed cost estimate for the project. If the individual concept design meets the investor’s expectations, the next step can be taken. If there are certain deviations, the architect makes the necessary changes.
Step 4: Construction project
It is time to create a complete construction design, which includes the following: architectural and construction design, design for the layout of the property or site, technical design, and all documents necessary to complete the required formalities. This is the most time-consuming phase, which can take several weeks to several months, depending on the complexity of the project. After completing this phase, the investor still has the opportunity to make certain changes, but only until the application for a building permit is submitted.
Step 5: Implementation project
It contains detailed studies, sections, diagrams, and descriptions of the solutions to be used during construction. It is a very precise guide for the contractor on how to implement a custom house project step by step in accordance with the architect’s concept and the investor’s expectations. It includes a complete cost estimate and a schedule for the work.
